10 AFFORDABLE WAYS TO ADD VALUE TO YOUR HOME

Are you looking to increase the value of your home without breaking the bank? We have got you covered.


1. Get Some Professional Advice


Everyone's home is unique and will require something different to add value. Invite a Realtor or interior designer to view your home and let them give you  professional advice on what changes can be made for the least amount of money to get you the most return. 


2. Do a Deep Clean


When your home sparkles, it becomes more appealing. Just doing a deep clean of floors, walls, baseboards, doors, cupboards and surfaces can bring your home back to life.


3. Organize and Make Space


When you organize surfaces, rearrange furniture and get rid of unnecessary items, your home will feel larger. It also gives you the opportunity to get rid of any clutter or items that you have been waiting to get rid of.

4. Fresh Paint


Paint makes the walls in your home look brand new. This is also one of the most cost effective improvements you can do. If you are thinking about selling your home the use of neutral colours will provide the most appeal. 


5. Lighten and Brighten


Replacing burnt out light bulbs, changing to brighter bulbs, replacing old outlet covers and upgrading to more modern switches can give your home a more uplifted feel. The brighter the better!


6. Upgrade Hardware


What is considered hardware? Door knobs, kitchen and bathroom handles and knobs are all examples of hardware throughout your home. Even just upgrading kitchen hardware can give your kitchen a brand new look. 


Pro Tip: Pick a theme. If you are planning on replacing the hardware (and/or light fixtures) in your home, have them all match. For example, use black or iron knobs, handles and light fixtures to create a uniform look throughout the home.


7. Fix the Small Stuff


Small details matter. Make a list of all the things that you have been meaning to get to over the years. This could be a window that doesn't close property, a wobbly door handle or small hole in a wall that needs to be patched. Staying on top of these small maintenance items can eliminate larger problems down the road. 


8. Replace Appliances


Appliances that are miss-matched or outdated can make an otherwise gorgeous area look tired. Replacing these appliances can update the room.


9. Replace Worn Out Floors/Carpets (a little more $$$)


Worn out, weathered, broken or cracked flooring/carpet can bring down the value of your home. Homes that are carpet free with hardwood or laminate flooring are currently very desirable. If you are working with a limited budget start with rooms that are the most worn out. 


10. Landscaping and Curb Appeal


It's all about first impressions. Having a well manicured, well landscaped yard can make your home much more desirable. Even something as simple as having your front door and garage door painted can give the exterior of your home a brand new modern look.
