Ask yourself this question:

"Why would you gamble with your largest asset?"  Selling a home without using a professional is doing just this. 

Would you hire a lawyer who charged far less than the industry standard or who didn't have proven results? Who you invest your money with a brand new investment banker or do it yourself using an app?  

No! The same logic applies when hiring someone to sell you home. Let's take the example of Karen and Sarah.

Karen and Sarah own a very similar home on the same street. They both decide to sell....


Karen is worried about paying an agent  a percentage of her sale price because she feels like that is a lot of money to spend on commission. Karen decides to hire the agent that offered her the lowest rate of commission.  

Karen's realtor takes cell phone photos, does not provide staging, puts the property up on MLS but does not do any additional marketing. The realtor prices Karen's home at $849,000.

Karen does not receive many showings, and on offer presentation day Karen's Realtor brings her only two offers. Karen sells her home for $865,000.


Sarah is worried about paying an agent a percent of her sale price because she feels this is a lot of money to spend on commission. Sarah decides to interview a few Real Estate Agents and after speaking with a professional, she sees the value in the services they provide and hires them to sell her home. 

After viewing Sarah's home and doing market research about the SALE PRICES in her neighborhood (not listing prices, as sale prices are far more indicative of actual home value), Sarah's Realtor values her home at approximately $950,000. 

Sarah's Realtor explains that the homes in her area similar to h are listed for $799,000 and they should list at the same price. The reason being that they are trying to attract competition and multiple offers. Sarah's agent arranges a staging consultation to help get her home looking its best and professional photos shot to showcase selling features. Sarah's home is strategically advertised on the internet to ensure the maximum amount of showings and exposure.

Sarah's Realtor brings her 6 offers, and Sarah accepts an offer of $910,000.

Karen sold her home with a budget realtor paying a total of 3% commission

After paying commission, Karen pockets $839,050

By selling with a professional realtor Sarah pays 5% commission

After paying commission, Sarah pockets $864,500

By using a professional, Sarah put an extra $25,450 in her pocket.

The moral of the story, don't be like Karen.
