If you find a home you love, chances are other people have fallen in love with it too. There are not a lot of homes available and so there will be multiple people putting in offers along with yours. 

Obviously the goal is to win. So how do you accomplish that?

What you can do:

Get pre-approved and know your budget: As a home buyer, knowing how much you can spend is very important. Getting a mortgage pre-approval will give you the amount you can safely use on a home purchase and give you the confidence to look at homes that are expected to sell for the amount you are comfortable spending.

*Pro Tip: What a home is listed for and what a home is expected to sell for can be very different. Here is where you need a professional who can help you determine what homes you should be looking at.

Let's say your budget is $750,000. In a competitive market, homes that are priced in and around your budget are very likely to sell for much higher because of multiple offers and competition. Our agents will help determine all of the factors that will help you to put in a stronger offer by finding out the desires of the Seller(s). These factors include desired price, deposit amount, closing date, and acceptable conditions. 

Advise you on how to put in a strong offer while keeping your best interest in mind:

By determining the factors that are important to the Seller(s), your agent is able to advise you on what you can do to make your offer stronger than others. Having conditions on an offer can be the biggest negative factor when it comes to winning. Our agents will advise you on what may be the best options in order to have the winning offer, while keeping your best interests in mind. If the house seems as if it REQUIRES a home inspection, then maybe you do need that condition, or maybe it just isn't the right house for you. Our agents are able to give you open and honest advice when it comes to these factors. 

Negotiates to avoid offer presentations all together:

Have you ever heard of a pre-emptive offer? During a hot seller's market, it is common practice for there to be a set offer presentation date. This is meant to drive competition. So how do you avoid competing with other offers on offer presentation day? The answer: a pre-emptive offer. If you are able to have a strong offer, our agents are skilled in negotiating to get the Seller(s) to consider your offer prior to others being presented.
