Putting your home up for sale is a big decision! Especially when you aren't sure exactly what to expect.
Step 1: Hire US! Because We Are Professionals
Would you replace the parts on your own car? Or perform your own surgery? We use professionals for these tasks, selling your home is no different.
Step 2: The Exclusive Listing Period
Before your home is ready to go market, we use this time to generate a buzz. By putting a sign in your lawn that says "Coming Soon", and strategic online marketing, we are able to create anticipation about your upcoming listing. This is one of the strategies we use to create competition.
Step 3: Cleaning, Staging, Professional Photos
Depending on your needs and goals, we will discuss providing cleaning, staging or other services. We take the time to get your home looking it's absolute best. We then have a professional photographer come in and take photos that are magazine worthy.
*Any Realtors who take photos with the cell phone, you should send packing IMMEDIATELY!
Step 4: List Your Home on MLS
Have you ever been on Realtor.ca? This is what we call the Multiple Listing System. We know that 80% of Home Buyers find their homes using this system. We strategically place only the best photos of your home online in order to ensure the most in person showings.

Using multiple websites and social media platforms, your home is advertised not only to your neighborhood but also strategically to areas that we know home buyers are migrating from both locally and internationally. We also advertise to your neighborhood specifically. Why? Because your neighbours may have friends or family who are looking to move into the area.
Step 6: Facilitate Showings
While your listing is live, potential home buyers with their agent’s book appointments to come and view your home. This is where the effort of most agents will stop. Our team spends the time to follow up with these agents to request feedback and learn if there is potential interest.
Step 7: Receive Offer(s)
Once an offer or multiple offers are received on your home, our agent will sit down and discuss the best strategies for either accepting, declining, or negotiating the offer(s). Even in a multiple offer situation, our agents use their negotiating skills to ensure you get the best possible offer.
Step 8: Conditional Period (if applicable)
If you accept an offer that has conditions such as financing or home inspection, there will be an agreed upon number of days that the buyer will have to satisfy these conditions before the contract is finalized. This is an important time, and your agent is essential. They will continue to negotiate on your behalf during this conditional period.
Step 9: Congratulations!! Your Home Is Sold!
