1. What sets you apart from other agents? Do you have a team?
Agents who have teams generally provide a much higher level of service. They are not overextended and have people to look after details so that nothing is ever missed, and they can focus specifically on your home and getting it sold. A team effort can make your real estate experience go from just ok, to amazing and enjoyable!
2. Tell me about what is going on in the market in my neighborhood.
If they have done their research or are a neighborhood expert, they should be able to speak to this without hesitation, professionals always do their homework.
3. What services do you provide?
A professional should be able to offer you services that will help you get your home ready for sale such as contractors, painters and stagers and other services that showcase your home. They should also professional photography, videography, a specialized marketing plan and possibly designated team members who specialize in providing you a great customer experience.
4. What is your pricing strategy for my home and why?
Different neighborhoods and different markets may require different pricing strategies. A professional realtor will know what strategy to use and will be able to explain why they think using that strategy is best.
5. What do you think our biggest challenge will be?
Be wary of the "Yes-Man" It is your agent's job to be honest with you. If there is something that may pose a challenge to selling your home, they need to be upfront with you about whatever it might be. Honesty and communication are very important to have in an agent. If they just keep agreeing with you, they aren't showing that they are a professional who knows their field. This also goes for promises, an honest agent will not promise something they cannot deliver on.
6. What is your commission rate?
Be cautious of agents who offer a low commission percentage - this usually means a low level of service. Keep in mind the saying "you get what you pay for". Either way it is going to cost you money in the long run. If an agent offers a low commission, ask them how they can provide a high level of service. Low commission usually means low service or little experience.
